What is REALM Verified Transactions?

REALM Verified Transactions (REALM VT) is a secure, blockchain-enabled real estate transaction platform that creates a private digital deal room for every property transaction to house the post-transaction documentation. It is designed to centralize documents, participants, and transaction activity within a single trusted environment.

The platform integrates directly with participating Real Estate Board MLS® systems, such as REALM MLP, and automatically imports listing data, media, and documentation once a property is sold. This ensures that every transaction begins with accurate, verified information.

What is the REALM Verified Transactions platform used for?

The REALM Verified Transactions platform manages and secures the entire real estate transaction lifecycle by enabling verified participants to collaborate, share documents, and track final records within a single controlled environment. It centralizes deal documents, maintains an auditable activity history, reduces administrative follow‑up, strengthens compliance, and helps lower fraud risk.

Why would I use REALM Verified Transactions?

Title theft and real estate fraud are on the rise. Current due diligence around historical property transactions, including listing content, can still be manipulated.  Understanding historical activity of property transactions, including all of the supporting documentation and participants, is often found in multiple locations.  Having access to these documents in a secure and centralized location can improve due diligence and reduce instances of fraud.

What is the REALM blockchain and how is it used?

The blockchain is the underlying technology that powers REALM Verified Transactions. It creates an immutable record of all transaction activity, meaning documents and actions cannot be altered without detection. This blockchain-backed infrastructure ensures:

  • Data integrity and tamper resistance
  • Transparent audit trails
  • Increased trust between transaction participants through transparency
  • Long-term record preservation for compliance and property history

How does REALM Verified Transactions work with REALM MLP?

REALM MLP serves as a front-end platform used by real estate professionals, while REALM Verified Transactions operates as the secure transaction layer behind it to support post-transactions documentation.

Canadian real estate agents use REALM MLP to manage listings, clients, and workflows. Once a deal progresses, REALM Verified Transactions automatically creates a private, blockchain-backed deal room where all post-transaction documentation activity takes place.

This seamless connection is one of the reasons REALM is the preferred platform for many Canadian real estate agents. It combines a powerful front-end experience with enterprise-grade transaction security.

Why is REALM a preferred platform for Canadian real estate agents?

REALM is increasingly adopted by Canadian real estate professionals because it combines:

  • A modern front-end platform (REALM MLP) for managing business workflows, communication with clients, property research and more in a singular environment
  • A secure, blockchain-backed transaction environment (REALM Verified Transactions)
  • Built-in compliance and audit capabilities (REALM Verified Transactions)
  • Automated MLS® system integration and data ingestion with permissions and board managed data (REALMiQ

This unified approach reduces administrative burden while increasing trust, transparency, and efficiency across transactions.

What are the benefits of REALM Verified Transactions?

REALM Verified Transactions provides significant advantages to agents, brokerages, and transaction participants, such as legal and mortgage professionals and homeowners/buyers:

  • Secure, centralized document collaboration
  • Verified participant access through identity authentication
  • Transparent permission controls
  • Immutable audit trail for compliance and recordkeeping
  • Automatic MLS®/MLP data ingestion
  • Integration with transaction tools such as WebForms and SkySlope (where available)

Who can access a REALM Verified Transactions deal room?

A REALM Verified Transactions deal room is created by the listing real estate agent. The agent can invite all relevant participants in the transaction, including:

  • Buyers and sellers
  • Lawyers and notaries
  • Mortgage lenders
  • Insurance providers
  • Appraisers and other service professionals

Access is permission-based and controlled by the deal owner and each participant’s identity is verified before joining a deal room.

Are users verified before accessing REALM Verified Transactions?

Yes. All participants must complete identity verification using third-party electronic identity verification (eIDV) tools before accessing a deal room.

This ensures that every participant is authenticated, reducing the risk of fraud and unauthorized access.

Does REALM Verified Transactions create immutable records?

Yes, REALM Verified Transactions uses blockchain technology to create immutable records of all transaction activity and supporting documents. This ensures that records cannot be altered without detection, that historical transaction data remains trustworthy, and that compliance and audit requirements are easier to meet.

What documents are stored in REALM Verified Transactions?

REALM Verified Transactions centralizes all relevant real estate transaction documents in one secure location, including MLS listing data and history, property images and media, agreements and disclosures such as OREA forms, supporting property and land information, and fully signed transaction documents. All documents are securely stored and accessible only to authorized participants.

Does REALM Verified Transactions cost money?

REALM Verified Transactions is typically free for buyers and sellers when they are invited to the platform by their real estate agent. Any associated costs are generally managed at the brokerage or platform level rather than by individual transaction participants.

Why should I use REALM Verified Transactions?

REALM Verified Transactions is designed to address increasing concerns around real estate fraud, including title fraud and document manipulation. By providing a secure, centralized, and blockchain-backed transaction environment, it enables better due diligence, greater transparency into property history, reduced risk of fraud, and more efficient collaboration among all parties involved in a transaction.

How does REALM Verified Transactions improve real estate security?

REALM Verified Transactions improves real estate security by combining identity-verified participant access, blockchain-backed audit trails, controlled document permissions, and centralized data management. Together, these features significantly reduce the risk of fraud, prevent unauthorized changes, and eliminate fragmented or inconsistent transaction records.
